Most of our work comes from people who know someone with land that needs attention. This page says how we thank them, what counts as a referral, and the rules that keep it honest. It is written in plain language on purpose. Please read them.
Who we are. North Carolina Land Ops LLC is a North Carolina limited liability company with its principal office in Broadway, Harnett County, North Carolina. North Carolina Land Ops and NC Land Ops are its trade names. In these terms, "we," "us" and "the company" mean North Carolina Land Ops LLC, and "You" means the person making a referral.
What these terms do not replace. Our Terms of Service and Privacy Policy apply to you as well. By making a referral, you accept these terms.
1 The short version
Tell someone about us. If they hire us and we complete the job, we pay you a thank-you of $500US after the final invoice is paid.
The person you refer has to name you when they first contact us, or you introduce us to each other directly.
You say only what is true and what our site says. You never quote a price. You tell people you may be paid for the referral.
We never pay for a review, and a referral payment never depends on one.
A referral is not a job, a partnership or an agency. You cannot commit us to anything.
2 Who can refer
Anyone 18 or older: a past client, a neighbor, a tradesperson we work beside, a builder, a land broker or real estate licensee, or anyone else who knows a landowner in the counties we serve. You may not be paid for referring yourself, your own company or employer, a property you own or are buying, or a member of your household. If you are a real estate licensee, section 7 applies to you.
3 What counts as a referral
A referral is a person who contacts us because of you and who was not already in our records. It counts when either of these happens:
the person names you as the one who referred them when they first contact us, by form, call or text, in answer to our question "who referred you?"; or
you introduce us to each other directly, by a text, email or call that includes the person.
A referral does not count when the person was already an inquiry or a client of ours in the previous twelve months, when more than one person claims the same referral and the person named someone else first, or when you gave us someone's contact details without their knowledge. We do not cold-call, cold-text or robocall anyone, so a name and number sent to us on its own goes nowhere. Our records decide what counts, and we tell you when a referral is recorded.
4 What we pay, and when
The amount. $500US for each referred customer whose job we complete. One payment per customer, for their first job.
When it is earned. When the referred customer's job is completed to the written plan and their final invoice is paid in full. A job that is cancelled, that ends before the work in the plan is complete, or that is not paid in full earns no referral payment. A job in phases earns the payment when the first phase is completed and paid. A recurring service agreement earns it once, when the first paid visit is completed.
How we pay. By check or electronic transfer, within thirty days after the final invoice is paid, to the name you gave us. There is no minimum balance and nothing you earn is forfeited.
Taxes. A referral payment is income to you. Before we pay a business, and before an individual's referral payments in a year reach $600US, we ask you for a completed IRS Form W-9. Where the law requires it, we report payments to you on Form 1099-NEC. You are responsible for your own taxes.
Not a discount. The customer's price is the fixed price in their written plan. A referral does not change it, and we do not pay rebates or incentives to the customer for being referred.
5 The rules
These keep the program honest, and they are a condition of being paid.
Say what is true. Describe us in your own words or in the words on this site. Do not make claims about our work, our credentials or our insurance that this site does not make.
Never quote a price. Not a figure, not a range, not "about." Prices come from us, in writing, after we have looked at the property. A range we give a customer comes from us.
Do not promise what we have not promised. No dates, no results, no guarantees. The written plan says what we will do.
Tell people you may be paid. Federal law requires anyone recommending a business for a reward to say so. Section 6 gives you the words.
No pay for reviews. We ask every client for an honest review and we never pay for one, and neither may you on our behalf. A referral payment never depends on a review, on what it says, or on a rating.
No mass messaging. Do not send texts, robocalls, bulk emails or posts in our name, and do not send advertising to people who did not ask for it.
No financing talk. We are not a lender and do not arrange financing. Do not discuss how anyone will pay for the work.
Our name is ours. Use our name and the materials we give you. Do not register a domain, a social-media account or a listing in our name, run paid search advertising on our name, or present yourself as us.
Be courteous about others. Do not run down another contractor to make the referral.
You are not our agent. You cannot accept work, set a schedule, sign anything for us, or commit us to anything. Anyone who hears otherwise from you should hear it corrected by us.
If a referral is made in breach of these rules, it earns no payment, and we may end your participation. Where a payment was made on a referral later found to be in breach, we may offset it against any later payment.
6 Disclosure
Yours. When you recommend us in writing, online or in person, say that you may be paid. These words are enough:
I may receive a referral payment from North Carolina Land Ops LLC if you hire them. My opinion is my own.
On social media, put the disclosure where it is seen before the recommendation, not behind a "more" link or in a hashtag alone, and follow the platform's rules for paid partnerships.
Ours. We tell referred customers that we thank referrers with a payment when a job completes. Our price does not change because a customer was referred.
7 Real estate licensees
If you hold a North Carolina real estate license and refer a client of yours to us, the Real Estate Commission's rules require you to disclose to your client, fully and in time to inform their decision, any compensation you receive or expect from a vendor you recommend, including a referral payment from us. Make that disclosure before you recommend us and keep a copy in your file. We will confirm the payment in writing for your file if you ask. Where your client, rather than you, is the one booking an on-site assessment, the assessment is free for a landowner in our Core tier and carries the tiered fee otherwise, as our Terms of Service state; a referral is not a way around the fee.
8 Information you give us and we give you
You give us your name, your mailing address, your phone number and email, and, for payment, your tax identification on Form W-9. We use them to record the referral, to pay you and to meet our tax reporting duties, under our Privacy Policy. We tell you when a referral is recorded and when it is paid. We do not tell you what a referred customer bought or paid, or anything else about their job.
9 Ending your participation
You may stop referring at any time, and we may end the program or your participation at any time on notice to you. Referrals already recorded are paid when they are earned under section 4, unless they were made in breach of section 5. If the program ends, no new referrals are recorded after the date we post.
10 Changes
We may update these terms. The effective date at the top is the date the current version took effect, and changes apply to referrals made after they are posted.
11 General
These terms are governed by the laws of the State of North Carolina. Refer to the Terms of Service §§ 20–22 for limitation of our liability, indemnity and dispute resolution If any part is found unenforceable, the rest stands. This is a thank-you for a referral and nothing more. It is not a business opportunity, a franchise, a partnership, an employment or an agency.
12 Contact
Questions about this policy and requests under section 9 go to the owner of the company.
